Description:
I will miss the peace and tranquillity of my house and its 4 acre surroundings. The views out to sea and the wonderful crisp, clean, fresh air, guaranteed to calm and restore the soul. A gentle stroll around the land, soaking up the peaceful atmosphere, promise to carry away the troubles of the working day while spending an hour watering the wonderful produce growing in and around my poly-tunnel is magical. Even better when the vegetables, fruit and salads are ready to use, I can’t wait to gather in the crops. It doesn’t cost anything and the flavours are truly incredible. I am indeed going to miss my ‘tunnel’. Because of the proximity of the house to the coast, Llain is blessed with amazing skies, especially before a storm, they are so dramatic that if I were to paint a picture of such a sky, no one would believe it truly existed. I had never seen such drama overhead until I moved here. In the distance, out over the Irish Sea and towards Llyn Peninsula, the views can be quite commanding and awe inspiring. Sunset is a spectacular time of day with the big fiery sun slipping gently away into the sea. After dark, I will miss the stars in the night sky and the clear, uninterrupted views of the heavens, untroubled by any threat of artificial lighting.
'Llain' is a very attractive stone and welsh slate coastal small holding, comprising a former farmhouse thought to date back to the early 1800's and is thought to have been one of the meeting places for activists during the Rebecca Riots. Set out on a traditional horseshoe shaped farmyard, with two stone barns and a separate office, with approximately 4 acres of land divided into two paddocks with water supply, orchard and 30' x 14' polytunnel. Large lawned garden area with pond and decked patio and distant sea views. Private water supply via Well and pumphouse giving lovely soft water, leaving your hair nice and soft! Privately located down a country lane, yet very convenient for the A487 coast road for access to local shopping towns of Cardigan (8 miles), Newcastle Emlyn (8 miles) and Aberaeron (12 miles). Close to the Cardigan Bay Heritage coastline beaches of Aberporth, Tresaith, Penbryn and Llangrannog (all between 2-3 miles). The small holding was valued by 4 local estate agents between £425,000 and £450,000 and was originally advertised with an asking price of £425,000. Since then, we have reduced the asking price and would accept offers in the region of £395,000 for a quick sale. This is a very reluctant sale of our property and is only necessary in order to pursue other business interests in the South of England. |
